Every figure carries a date
A credit floor or DSCR minimum is only true on the day it was checked. Each lender page shows when we last verified it. Where we have not verified a number, we do not print one — no "typically", no "around", no estimates dressed up as criteria.
Coverage is stated, not implied
A lender appears for a state only where its own licensing and stated footprint support it. Nobody gets listed as nationwide because it would fill a page.
